We all have baggage. Some of us have more than others. If you've ever had credit issues, or don’t work the usual 9-5, then the big banks might've told you a mortgage isn't possible. But that's not the case. Just because THEY can't make your dreams come true, doesn't mean there isn't someone out there waiting to whisk you off into the sunset.

It's time to dump the high street and let the specialists treat you right.

But who else is out there?

You might not have heard about 'specialist lending' or 'specialist mortgages', but they exist to help people like you - the ones who’ve been let down by the high street. High street banks are more rigid in terms of who they'll lend to, so if you have any kind of bad credit or work differently (such as self-employed) then it's unlikely they’ll accept you.

Specialist lenders are just that - they offer bespoke services, catering for people who don't fit the narrow criteria of the high street banks or building societies. Specialist lenders use human underwriters and work on a case-by-case basis. They look for the story behind the numbers and are set up to deal with applications that aren't straightforward. 

Because they’re more niche, they aren’t available directly to you as a borrower. They won’t come up in online comparison sites and your banks won’t tell you about them - they only work through specialist mortgage brokers, like us. Just think of us as matchmakers.

Can I trust someone new?

There’s plenty more fish in the sea, but you might be sceptical about going with a different kind of lender. Gone are the days of the old subprime mortgages that caused the 2008 housing crash. It used to be that mortgage applicants were able to certify their own income without background checks or affordability tests, meaning many many people borrowed more than they could afford.

Back then, lenders approved lots of mortgages as they expected borrowers would sell their house at an inflated cost rather than defaulting on their mortgage. But house prices fell, and many people were unable to make repayments. 

Getting a mortgage today is a far different experience. You can’t self-certify your own income, and lenders require a lot of information from you about your financial circumstances before they’ll commit 💘. 

Your affordability will always be thoroughly checked when you apply, and you’ll only get a mortgage if a lender is certain you’ll be fine paying it back. That’s what we call a healthy relationship.

Your money’s good enough until you need a helping hand. If you don’t fit into neat little tickboxes then they’re just not interested.

They won’t tell you about the other options out there. It can be scary looking at alternative options, but it’s scarier to stay where you’re not appreciated.
