Meet Alex

Alex is 43-years old and part of the senior management team for a large technology firm. Married with three children, aged 10, 12 and 15, Alex and his wife decided they needed a bigger house for all the family. Luckily, a house that fit the bill perfectly became available just up the street from where they’d currently been renting a property. 

To buy this house, Alex was going to need to borrow more than 4.5 times his basic income for a mortgage (the standard calculation for residential mortgages). He also had some credit issues registered on his record from a few years back when he was made redundant by his previous employer. 

Despite already having a sizeable deposit and healthy annual earnings, with low levels of existing debt compared to his overall income, several high-street lenders declined his application. 

When he approached other mortgage brokers for their help, he was messed around for weeks before being told he needed more deposit to stand a chance of getting the mortgage he needed. 

At this stage, Alex’s chances of getting the keys to his family’s dream home looked bleak. Then he got in touch with Haysto.

As soon as Haysto got involved, our mortgage broker listened to Alex’s requirements, reviewed his application and, armed with this information, approached the right specialist lender - United Trust Bank (UTB) - who they knew could deal with this type of complex case and also be more accepting of previous credit issues. 

Due to our unique, close-working relationship with UTB, and their ability to consider applications on a case-by-case basis, using human underwriters, we were able to get something no other broker could, securing the mortgage amount Alex needed with just a 15% deposit and using an income multiple of 6 times his annual salary. 

By reaching out to Senior Management, both at Haysto and with the mortgage lender, the broker was able to make Alex’s mortgage possible. Not only did we secure the lending for Alex to make his house purchase, UTB created a bespoke product, with its own interest rate terms, to recognise his status as a professional and a high earner.
